"The road to success is always under construction"
- Arnold Palmer

The Salvaggio Group was formed on one basic principle; the owners are directly involved in every project. As with any business, the owners have the most at stake therefore will give the most attention. In a business that requires absolute attention to detail, this principle could not be more relevant. Our projects range from the most basic general renovations to complex land development and commercial projects. Regardless of project size or complexity, your lead project manager will always have the owner's eye in every detail.
If there was ever an industry that requires a team approach, it's the construction industry. Our philosophy is simple; The Salvaggio Group owners are in the field every day. When your employees see the owners leave the office to run a Bobcat, shoot grades for drainage, or meet the dumpster delivery company on a project, it sets a standard. When the vendors know the owners are the project managers and are in the field to call the shots, it sets a standard. When the client sees the owner on site intercepting issues before they become problems, it proves our philosophy.
For most of us, our biggest investment is our home. Our home is where we live, entertain our friends, and raise our children, it is where our fondest memories are born. Our home is our sanctuary. The same is true for our commercial division. The choice to own versus leasing is a pivotal move for any business. Understanding our clients' business and core functions are critical in building a structure that meets the need.
Choosing a contractor is multi-faceted. Choosing a contractor because they are capable is only part of the equation. Many factors should enter into the selection process.
...is not the ability to complete a project. Capability is understanding the client's vision. It is the ability to apply an artistic eye with the industry's most current innovations to create a one of a kind result. Understanding a space and the ability to see through walls to bring a client's vision to reality. It is the confidence to suggest efficient solutions to complex situations.
...is not calling your client only when it is time for a draw. Communication is a daily task and a tool to success. A contractor that is not completely connected to the client, staff and crew is not capable of bringing a project to its highest potential. The client / contractor relationship must be candid and transparent. Internal communication within the firm is equally important. Many construction companies are a "one man show." Regardless of project size, each will have a lead project manager who is also a partner in the company. As well, two other project managers (owners) are always in tune with project status and work behind the scenes to ensure maximum project efficiency and success.
...is not the ability to convince. Competence in the construction industry can be elusive. Competence is the knowledge to find solutions to the unforeseen and maintain a budget. It is discovering creative solutions without compromising the vision. It is an educated staff with the most current knowledge of codes and industry standards. It is the confidence to create realistic timelines and budgets. It is having the internal dynamic to make the project an enjoyable experience for the client. It is the ability to bring a project from vision to reality.
...is not the ability to pull a permit. Financial stability is the ability to let every project stand on its own accord. A construction firm that does not require large down-payments and weekly draws is the most obvious sign of financially stability. In an era where even the largest have failed, it is more important than ever to choose a firm for your project that has a "track record." Your financial stability should not be compromised by a contractor that is not capable of finishing the project.
As in any solid relationship, if the foundation isn't solid, nothing can be built to last. We take extreme pride in the way we build a foundation. Building code allows for a much lower strength PSI than our standard.
Solid construction and tight cuts are critical in today's construction. Each project submitted by an architect is reviewed by our staff and lumber supplier to ensure spans and load calculations are correct. We have a team of independent engineers on standby to review any project necessary. Our team is competent to specify and install engineered trusses, beams and structural steel components when required.
Windows are a major component in any home of any size. The right window can mean different things depending on the size of the windows, details in architecture and the budget for construction. Regardless, finding the right fit is crucial in achieving a high performing, energy efficient home. Below are links to two window series we use in our high end construction as well as information concerning important tax credits for energy efficient windows in new construction.
Our stone and brick masons are true craftsmen that have learned from generations of family masons. Our brick and stone masons are artisans and trained with old world methods.
Insulation is one of the most important factors in the construction equation. Technological advances in insulation have allowed for better R-values, reduced leaks and drafts and cleaner air quality inside homes due to reduced "off-gassing". Dependant upon the size, scope and budget of a project; special attention is given to ensure the absolute latest technologically advanced products are used on each of our projects.
All drywall is installed using multi-level fastening. All walls and ceilings are glued, screwed and nailed to ensure maximum adhesion. This technique proves to reduce cracking, shifting and nail-pops during the homes stressful acclamation period. Aside from installation techniques, all ceilings throughout our homes including closets, upstairs and garages are pre-coated with special formulated paint to enhance the final appearance and finished smooth, never textured.
Windows and doors have an initial acclimation period but will continue to expand and contract for a lifetime due to humidity and temperature changes. To reduce long-term complications, our trim carpenters inspect each window and door before the installation of trim commences. Each unit is adjusted plumb and level then shimmed firmly to reduce inaccuracies.
Plumbing innovations abound not only in fixtures, but in the actual systems and components. All plumbing systems are designed in house to determine the most direct and efficient means of water supply. Water heater tanks are still used however, the preferred system is gas-fired tankless. Tankless systems are energy efficient, simple to install, lite weight and durable. The tankless system also supplies cleaner hot water since there is no tank.
Electricity in a home used to be switches, plugs and lights. Today, electrical systems both high and low-voltage are much more complicated and important to consider when designing any project. New GREEN standards have allowed for incredible advances to reduce output, increase efficiency and reduce utilities. Varying levels of complexity can be designed from simple to completely automated. With more clients needing to be "connected" to work when home, specialized wiring, WIFI and servers are becoming commonplace in residential applications. Specialized secondary components for entertainment can be engineered to consolidate large music and DVD libraries that can be accessed from any room in the home. Automated lighting systems, security systems and camera systems can be tailored to meet any level needed to fit you needs and lifestyle.
Our HVAC systems are engineered to guarantee maximum efficiency. Each system is specified to meet the specific needs of each space and calculations made to operate at maximum performance during every season. High efficiency and seer ratings can save the owner thousands of dollars over the life of the systems. Neat installation of supply lines in attics and walls result in more usable space and easier servicing. Other energy saving components such as digital programmable thermostats and heated floor systems can compound utility savings.
Kitchens are our passion. Whether a new home or a renovation, our staff is well versed in maximizing a space in an ergonomically correct fashion while bring style and functionality to every corner. We have various Certified Kitchen Designers (CKD) we work with on a routine basis that understand the importance of today's kitchen in the life of a family. Our staff is in constant contact with local distributors and national manufactures to always ensure we are aware of the most current trends and products available.
Flooring products can be one of the most overwhelming mediums in a home. The importance of having the right surface for durability, bending colors and textures from room to room and accomplishing a seamless transition between is always a challenge. Our team has a clear understanding of how different products perform in various applications and experience with almost every surface application produced. Flooring materials are specified before foundations are poured and calculations are made to ensure finished floor elevations (FFE) will be seamless upon completion.
All hardwood flooring is solid and available in typical and exotic species Hardwood installed over vapor barrier and 3/4" plywood
The Salvaggio Group is proud of the relationship we have with Kiser's Floor Fashions. The Kiser family has proven over the past 50 years that they are the leader in the industry. Our clients always find the right fit for their needs at Kiser's Floor Fashions.
Painting is the final touch that makes all of the hard work come together. Our professional team of painters are well in tune with the importance of a flawless finish. All walls and ceilings are first coated with a specially formulated primer / sealer to enhance the final product. Woodwork specified to be painted will be pre-primed in oil based paint and finish coated with multiple coats of oil base paint. Exterior doors and trim specified to be stained are varnished with spar-urethane and sanded between coats to ensure adhesion and a furniture quality finish. It is important in the Memphis climate to use top quality paints and varnishes due to the intense sun, heat, UV ratings and temperature swings.
Dependant upon project specifications, our preferred manufactures are as follows:
Grading is classified as two major categories with the first being "rough grading". Rough grading is performed in house with our own team and equipment. Ensuring a foundation footprint that is clear of organic debris and we compacted soil is paramount to a solid foundation. Rough grading is secondly the practice of creating positive drainage around and away from the main and secondary structures. Poor grading can result in excess moisture gathering around the home causing mold and mildew problems and in larger cases and result in hydrostatic pressures against the footing and foundation resulting in wet crawlspaces and damp slabs.
"Finish Grading" is the art of sculpting the grades upon completion of the structures in preparation for the landscape and plant materials. Our team typically performs all finish grading task as well, using a combination of machine and hand labor.
Driveways are typically designed by the architect based on the client's needs and the design of the grounds. Even in cases of pre-designed architectural documents, our team will review the layout to ensure the most optimal design and angles. Proper grades to ensure positive drainage, high strength concrete mixes and properly located cold joints are scrutinized on each project. All driveways will be "sleeved" with piping to allow for sprinkler system supply lines, electrical, underground lighting and future services to be easily run under the drives without compromising the integrity.
A clean job site is a safe jobsite. Our field crews know when they are on a project, it better stay neat and organized. It is our belief that when a site is kept clean and orderly, the contractors perform at a higher level. Adjacent homeowners are easier to work with when debris is not blowing into their property and the public takes notice of the project in a different light. A clean and orderly site also allows or team of project managers, architects and code enforcement officials to inspect the construction on a daily basis without debris hiding potential defects.
Our capability to tackle any landscape project is limitless. We have a relationship with local and national award winning landscape designers for any range of project. In instances where landscape designs are submitted with the architectural plans, we can work directly with the architect to ensure plant materials are available and hardy to the zone. For small to medium designs including water features, hardscape and retaining walls, our local team can present design documents for review.
